Durability is key for build to rent

Posted on the 22/11/2019 by Karndean Designflooring

Recent years have seen significant growth in the build to rent market as the housebuilding industry seeks to meet the growing need for high quality accommodation in the private rented sector.

Depending on local needs, these homes can be self-contained flats suitable for couples and families or developed on a ‘co-living’ model for single occupants looking for a sense of community, with a combination of private living quarters and communal facilities such as kitchens, laundry and social spaces.

As managed buildings, the durability of materials specified is important to ensure the ongoing standards of the accommodation and reduce the cost of ongoing maintenance. Available in gluedown, rigid core and loose lay formats, our flooring combines the beauty of natural materials with cutting edge technology for a product that is hard wearing and easy to maintain.

Within communal areas such as entrance halls, gyms and social spaces, a flooring with a robust wear layer is important to withstand the demands of high footfall. A gluedown format is the ideal choice for a highly individual look combined with industrial-grade durability, with wear layers up to 0.7mm and slip ratings of up to R11.

Our versatile gluedown ranges present a huge choice of distinctive designs in a range of plank and tile sizes to create an interior full of personality. For example, a large grey toned wood plank or stone tile design will bring a contemporary sleek style, while a combination of parquet and long planks in a classic oak shade will create a more traditional look. Bespoke designs can even be created with a combination of laying patterns, geometric tiles or unique hand cut shapes.

Private accommodation benefits from easy to clean flooring that is comfortable underfoot and reduces noise transfer to the floor below. A loose lay flooring offers practicality and an easy fit format for living spaces and is particularly useful in converted buildings with existing subfloors.

Available in a range of stylish wood designs, our Korlok range has an innovative rigid core construction and 5G vertical click-locking mechanism, making it quick and simple to fit and suitable for installation over most hard surfaces or uneven subfloors. Quieter than traditional laminate, Korlok’s pre-attached acoustic foam backing means that noise transfer to rooms below is reduced by up to 19dB. With a slip resistance rating of R10 to help prevent accidents, this is an ideal choice to bring the look of wood flooring into areas susceptible to splashes and spills such as bathrooms and kitchens.

Our Karndean LooseLay designs are the perfect choice for living rooms and bedrooms, combining an authentic look of natural wood, stone and polished concrete with a hard wearing yet comfortable surface. Also featuring an acoustic backing, a LooseLay floor helps to absorb sound to reduce noise transfer to spaces below by up to 13dB. The K-Wave friction grip backing secures each plank or tile firmly in place using a combination of weight and friction, so our LooseLay flooring can be quickly and easily installed over most sub-floor surfaces without the need for adhesive. This means that ongoing maintenance time is reduced as individual planks or tiles can be simply lifted and replaced when required.

A high-quality floor is key to creating the liveability and practicality sought by the modern build to rent market. With Karndean, quality comes as standard. All our designs are waterproof, compatible with underfloor heating and hard wearing for a surface that will stand up to the wear and tear of daily life. We are so confident our product will look great for years to come that we offer a lifetime residential guarantee.
